Noida Authority gives nod to mixed land use policy

With the introduction of this policy, people who have houses or plots along the road with a width of 24 metres and above will be allowed to construct guesthouses with facilities such as coffee shops, ATMs or general stores.
Manoj Kumar, officers on special duty Noida Authority said, ‘The policy will help residents as well as industrialists use their land for commercial purposes.’ He added, ‘The industrialists or residents will have to pay an impact fee to the avail the facility. A landowner can use 100 per cent floor area ratio (FAR) once he pays the fee and can run a coffee shop or guesthouse.’
To run an auto-rickshaw stand, an industrialist would need to pay 25 per cent of the impact fee. To convert the residential property into mixed land use, a person would need to pay 50 per cent impact fee of the difference between commercial and residential property rates. Whereas, for an industrialist, to use his property as mixed land, he will have to pay 50 per cent of the difference between the rates of a commercial plot and an industrial plot.
The authority officials believe that the mixed land policy use will prove beneficial for IT sector, BPO and MNCs.
