East Delhi to get five malls by 2015

East Delhi Municipal Corporation [EDMC] is planning five new commercial-cum-parking complexes and one multi-level parking in its area to make the corporation economically self reliant by 2015. Out of these, two commercial-cum-parking complexes will be re-developed by demolishing pre-existing old and abandoned buildings while four would be newly constructed.
‘When operational, the revenue from these commercial-cum-parking projects will make the corporation self reliant. All these projects are most likely to be completed between 2013 and 2015,’ said said Sajjan Singh Yadav, Commissioner of EDMC.
‘We have also planned the first multi-level parking one one acre land in Babarpur of which a significant part would also be commercial,’ said Yadav.
The first flagship project in the list is the construction of a multi-storey office for Shahdara South Zone on a 7132.60 sqm plot near central business district Karkarduma. Of which, 10 per cent of the total constructed space – 40,000 sq feet – would be commercial. EDMC has completed the technical bidding and final award of the project is likely to be announced by November and construction is scheduled to start from January of next year.
The corporation has selected five models on a competition among the contractors who had qualified the technical bid and awarded a cash prize of Rs 1 lakh for the first, second and third ranked models and Rs 50,000 each for fourth and fifth rank.
‘One among these five, who will quote minimum amount, would be awareded the contract,’ said Yadav.
A toal of 1.5 lakh sq feet would be constructed with an investment of Rs 90 crore. ‘We will lease out 50 per cent of the constructed space to recover the investment and another 10 per cent would be commercial to earn annual revenue,’ added Yadav. Appropriate arrangment for parking would also be done.
A two-acre land is being developed to construct a commercial-cum-parking complex near Shashtri Park Metro station. ‘We have appointed a consultant to design the revedevelopment plan of the land in confirmation with Master Plan-2020 of Delhi Development Authority (DDA),’ said Yadav.
A detailed project report including the cost of construction, and space for commerical and parking modle is likely to be submitted very soon said Yadav.
The third commercial complex would be developed in Dilshad Colony where 36 old and abandoned flats of the corporation would be demolished to construct a new commercial complex. Here too a consultant has been appointed to design the project.
Another, commercial -cum-parking complex will be developed by demolishing old buildings in Anaj Mandi of Shahdara South zone. The parking will be underground and rest of the space will be rented for commerical purposes. ‘The new commercial complex will give opportunity to new traders in the market and also provide better space and infrastructre who are already working here,’ added Yadav.
The fifth commercial -cum-parking complex would be constructed in around one acre vacant land near Apsara border. ‘Here, we will construct a multi-level parking and commercial complex. The parking would be underground and the rest of the building would be reserved for commercial establishments,’ informed Yadav.
The area situated on the border of Delhi and Ghaziabad would be easily accessible, thanks to the Dilshad Garden Metro station, said Yadav. EDMC is in the process of appointing consultant for this project.
