HARERA flags violations in Trehan Sector 71 projs

Gurugram: The Haryana Real Estate Regulatory Authority (HARERA) has flagged alleged regulatory violations by M/s Trehan Hospitality & Reality Pvt. Ltd. (THRPL) in its “Trehan Seventy One – A to F” projects in Sector 71.

In an order dated March 30, 2026, the authority recorded a prima facie breach of Section 3 of the Real Estate (Regulation and Development) Act, noting that the developer undertook construction, marketing and sale of residential floors without mandatory prior registration.

According to the proceedings, the development spans about 103 plots and around 412 residential floors, with a built-up area of nearly 70,000 sq metres—well above the 20,000 sq metre threshold requiring environmental clearances. HARERA observed that multiple registration applications appeared to fragment what is effectively a single, contiguous project, potentially to bypass regulatory requirements.

The authority further noted that construction allegedly proceeded without key approvals, including Environmental Clearance (EC), Consent to Establish (CTE) and Consent to Operate (CTO), alongside possible violations of building norms.

The order also cited inspections by the Ministry of Environment, Forest and Climate Change and show-cause proceedings by the Haryana State Pollution Control Board.

HARERA has issued a show-cause notice under Section 59(1), proposing a penalty of up to 5 per cent of the estimated Rs 521.66 crore project cost. The developer has been asked to respond within 10 days.
