GNIDA issues notices to builders seeking status of projects

: Greater Noida Industrial Developmental Authority (GNIDA) has issued show-cause notices to around 203 builders across the area to seek tower wise information of their projects.
The builders have to file their report within 15 days or will face action by the authorities.
The move comes in the wake of orders issued by Uttar Pradesh Chief Minster Yogi Adityanath, after receiving several complaints about lack of action against builders who flout laws and harass investors and buyers.
According to officials, GNIDA sought to redress the problems as thousands of homebuyers, over the past six-seven years, have been facing problems. The major problem faced by homebuyers is the delay in possession of flats and failure of realtors to provide promised amenities. The move will check deviations from promised construction plans by builders and strict actions will be taken against the violators.
The authority has asked the developers with projects in Greater Noida to provide information about the project size, total units sold and unsold, phase-wise completion time, background details of the builders and other financial details. The Noida Authority, meanwhile, is also drawing up a list of projects in Noida.
"We are trying our best to provide the earliest possession of flats to the buyers, following which scheduled meetings between the builder and homebuyers were conducted in past couple of weeks by the Authority. The Authority will look over the problems faced by builders as well, which have made a delay in possession of flats," said a senior GNIDA official.
Talking about the notice, the official said: "We have sent pro formas to each builder containing details about the project and the builder which will help us in the understanding of the situation. The problems will be reviewed every week. Each builder will have to provide these details or face action."
Around 70 to 80 builders are facing a problem as projects were not even started construction. Of these, about seven are in a critical situation with huge outstanding dues while about 65 projects are in the process of obtaining completion certificates and getting registries done.
Meanwhile, on Thursday, in order to redress problems, a tripartite meeting with the developer and the homebuyers along with the officials of Noida authority was called upon in Sector 6, where people expressed their angst against the Amrapali Group for cheating.
Homebuyers from three of its projects in Noida namely Amrapali Princely Estate in Sector 76, Amrapali Sapphire in Sector 45 and Amrapali Eden Park in Sector 50 were present at the meeting held at Indira Gandhi Kala Kendra.
In the meeting, Amrapali Group CMD Anil Sharma and Director Shiv Priya were accused of cheating thousands of people who invested their hard-earned money in buying a home.
The meeting was called upon to ensure that the builder resolves all issues related to these housing complexes to avoid legal action. The homebuyers of these three housing complexes were annoyed over the builder for giving possession of flats in incomplete buildings.
In response to the demands, Anil Sharma said, "I will complete all required facilities and also obtain occupancy certificate from the Noida authority soon. I am ready to sell my 'assets' to ensure delivery of flats to homebuyers. We will submit tower-wise completion details within 10 days."
Homebuyers demanded to get flat registries and development of basic facilities such as lifts, fire systems, water connection and sewage treatment plants. They also demanded an investigation into the quality of construction material and action against illegal commercial areas built inside the premises.
"Following the complaints from the homebuyers, I have directed the staff to conduct inspections at all the sites of Amrapali builder," said Shishir Singh, Additional Chief Executive Officer (ACEO), Noida authority.
