DDA proposes vertical growth to solve housing crisis

In a major decision to facilitate vertical growth to solve housing crisis in the city, Delhi Development Authority (DDA) has decided to amend the Delhi Master Plan- 2021 to allow multi-storey group housing projects in villages, unauthorised colonies and even in slums. The authority has invited suggestions and objections to amend the Master Plan to provide a legal cover to the decision.
'We have invited suggestions from citizens and various interest groups to amend the Master Plan-2021. After the suggestions are received in writing, they will be invited for deliberations and discussions,' said J B Kshirsagar, commissioner (Planning), DDA. As per the proposed amendment to the Master Plan, the authority wants to allow group housing projects in redevelopment areas, rehabilitation areas (including slums), special area and villages; including Lal Dora, Firni and extended Lal Dora.
The minimum size of the plot for group housing shall be 2,000 sqm, on roads with a width of nine meter, subject to meeting the parking requirements within the plot.
So far, group housing projects are not allowed in these areas and individual flats with a maximum height of 15 meters or three floors are permitted. The authority has also decided to allow the maximum height of individual buildings to go up from the present 15 meters to 17.5 meters in the city. 'The decision will change the fate of these areas and will give a boost to property trade along with more flats for customers,' said A K Jain, eminent architect and planner. In the proposed amendments the authority has also suggested the creation of integrated complexes with commercial space on the ground floor and night shelter on the first floor. The authority is also planning to make use of recycled water mandatory in the new buildings in the city. The amendment provides an additional 10 per cent of floor area ratio for home-based economic activities.
