DDA approves work, live & shop complexes near metro stations

These complexes will have all types of spaces — residential, commercial, official, entertainment in one complex which would reduce commuting. The board meeting of DDA also approved a budget of Rs 9,000 crore for 2015-16.
“The TOD complexes will be developed on Metro corridors within the 500 meters radius of identified Metro stations,” said Balvinder Kumar, Vice Chairperson of DDA.
The board meeting of DDA also approved the environment and transportation chapters in the Master Plan of DDA while a chapter project on ‘Zone D’ which deals with development of Yamuna Flood Plan has been sent to the Union Ministry for Urban Development for notification. DDA has now, completed the revision of the Master Plan claimed Kumar. “TOD will facilitate to live, work, shop and seek entertainment within walking distance of stations,” he added. As per rule the maximum FAR of 400 and density of 2,000 persons per hectare is permissible for purposes of infrastructure planning in these areas. The minimum size of TOD complexes will be one hectare.
The authority will also provide flexibility to change land like from residential to commercial vice versa. TOD norms will facilitate creation of finer road networks within neighbourhoods/development areas for improved local connectivity and increase in walking and cycling, thus reducing congestion on major arterial roads besides rationalisation of parking norms and sharing of parking spaces.
The first TOD project at Kadkardoma will be taken up. A memorandum of understanding between DDA and National Building Construction Corporation which will be taking up the project on behalf of DDA was also approved in authority meeting. In the budget, DDA has announced one lakh new flats by the end of year 2016, besides four flyovers, and four sports complexes. The budget expenditure for the year 2015-16 has been set at Rs 9,000 crore presenting a growth of 172 per cent over revise
estimate of 2014-15. The authority has also rationalise conversation and handed over rights of 13 colonies to MCDs bodies.
