Kolkata: The Mamata Banerjee-led government's pro-people initiative to help the populace get their property deed registered online has witnessed an overwhelming response with almost 60 e-applications being received within a few hours after it was launched on April 20.
Bengal is the first state in the country to introduce the facility as people are unable to step out of their houses due to the lockdown.
The initiative, launched on April 20, is providing a reduction of 20 per cent on the applicable registration fees with a ceiling of a maximum Rs 20,000. Reduction on the fees is permitted till May 31.
According to a senior officer, until now they have received 60 applications through online for pre-registration of deeds of sale or purchase of immovable property including land, building, flat and apartment.
The applications are at different levels of the process where the same needs
to be passed through before
the online acknowledgement certificate of registration is given.
Explaining the process of applying for registration online, the officer said that one has to visit the website of the Directorate of Registration and Stamp Revenue at www.wbregistration.gov.in and click on the link "e-Requisition form filling/modification" that will generate the e-assessment query slip containing all information entered by the applicant.
The market value of the immovable property and the amount of stamp duty and registration fees will also be provided on the same slip. The applicant requires to click on another link "e-Registration of deed" on the same website to prepare and submit the draft e-Deed.
The registration authority then gives approval within 24 hours and an SMS is sent to the applicants mobile phone. There is also an option of doing the necessary corrections in the draft deed of it is disapproved by the authority.
Once the draft deed is approved, "e-sign" option needs to be clicked as the purchasers, sellers, witnesses, deed-writer or advocate and others need to give their signatures.
Subsequently, two to three more steps including e-payment of registration fees will then complete the entire process and an acknowledgement certificate will get generated that needs to be submitted at the registration office to get the deed document after the lockdown is over.
All steps have been taken to complete the process of 60 applicants within the minimum required time if there is no mistake in the entries, the officer said, adding that information keyed in needs to be verified properly and it has to be undertaken fast as a large number of applications are expected soon.
